- After a phone or email conversation, we will sit down together to discuss your housing needs, time frames, and the parameters for our working together. At this meeting I will recommend that you obtain a letter of pre-approval from a lender so you will have an advantage over most other buyers when I present your offer. This is recommended even though you may plan to write an offer without a financing contingency. If you do not have a relationship with a lender, I will recommend lenders with whom my other buyers have had excellent results.
- Depending on your preference, I will call you with or email new listings in your areas of interest within your parameters. In this market good homes go quickly, so being able to be flexible in viewing them is important.
- When you find the right home, I will do a comparative market analysis so that you know what the pricing history has been in the neighborhood. I will prepare your offer and will negotiate on your behalf. Ninety nine percent of the time, my buyers get the homes they make offers on. An important factor in choosing an agent to represent you is the stability and professionalism of that agent and their reputation with other agents. Many times the buyers I have represented have obtained properties in multiple offer situations because the listing agent knows and advises the seller that a reliable, experienced and professional agent will get their deal closed.
- When you have mutual agreement with a seller, I will assist you in setting up an appointment for a building inspection. It is beneficial for the buyer to attend the inspection if at all possible. I will negotiate your building inspection with the seller and then the transaction proceeds to closing.
- I will always review your closing statement prior to your signing closing papers to make sure the numbers are correct according to the sales contract. If you so desire, I will accompany you to your escrow signing.
